Very disappointed. No member of staff to meet us on arrival. Television didn’t work. No mirror in room. No toilet brush. Draughts blowing through windows. Room was not cleaned. Coffee/tea not replenished. No breakfast available. Litter strewn outside. We won’t be staying there again.

I booked to stay at Arrandale for one night as I was meeting a friend in Edinburgh and did not mind staying somewhere out of the centre of Edinburgh as I knew I'd easily be able to get transport into the city centre. For one night, this cost me £160. For that price I got a bed and nothing else. I had read on the website that breakfast was available but upon arrival there was a note in the room saying that they did not offer breakfast. During my stay, I did not see any members of staff and obtaining the keys for the room was via a Ring Doorbell as they were stored in a combination lockbox. The room I was in was in the basement of the property, although the room did have a window which looked onto the yard at the back of the property. Despite being next to a main road, I could hear the road through the night and there was no noise from other guests. Overall, it was an expensive stay for just a bed in a property which is around 2 miles from the centre of Edinburgh.

Of the 6 places we stayed while visiting Scotland, this was our worst experience. We were there for 5 nights, and saw NO staff EVER. Our rooms were never cleaned, the beds weren't made, and our towels weren't replaced. We were extremely disappointed, and would not recommend this place to anyone. Nothing was as advertised: the heaters in our room didn't work, there was no parking, and no social area. Check in was difficult as it was done via a speaker on the wall in the entry way and audio was poor. Also, nearby restaurants weren't as close as stated. A huge disappointment as our last stay in Edinburgh was wonderful, and we expected a similar experience this time! And all the responses from the owner/manager that I have read don't ring true, in our experience.

It was a terrible experience, we booked through Booking.com. We turned up promised parking and there was a skip in the drive. We had nowhere to park the car. Then Booking.com found us somewhere else but didn't give us the money back for Arrandale House, we sat in the car for over one hour sorting it out and was charged twice! Had to go through credit card company to get our money back.

Perfect stay for a city break. Simple and cosy and nothing intrusive which was nice. No breakfast due to covid, but still wonderful nonetheless. Complimentary tea, coffee and plenty of them as well as biscuits. Shower was wonderful. Good pressure and very warm. Room very clean, dusted and organised daily. Have already recommended to 3 people since leaving yesterday. Can't wait to stay again on our next visit
